UNIFIED REGISTER FOR TOURIST AND TEMPORARY RENTALS

New European Regulation

The European Union has taken a key step in regulating housing rentals with the approval of Regulation (EU) 2024/1028, which establishes a Digital Single Window to improve management and transparency in the sector. Spain is the first country to implement this regulation, adapting it through Royal Decree 1312/2024, which introduces the Unified Rental Register.

What does this new regulation mean?

From January 2, 2025, all properties used for tourist or temporary rentals, including rooms in private homes, must be registered if they are marketed through digital platforms. These platforms will be required to share information with the Digital Single Window, ensuring greater control and traceability of rental operations.

From July 1, 2025, the regulation will be fully enforced, requiring that any landlord provide their property’s registration number to be able to list it on rental platforms.

With this pioneering measure, Spain aims to create a more regulated, balanced, and secure environment. The Digital Single Window will allow for the electronic transmission of data between platforms and competent authorities, facilitating compliance and preventing fraudulent practices in the short-term rental sector.
